School Catchments in Menai, Illawong, Bangor & Barden Ridge: What They Mean for Your Property

Every second buyer who walks through a home with us in the 2234 postcode asks the same question before they ask about the kitchen: "What school zone is this?"

It's not a small detail. It's often the whole reason someone's looking in Menai instead of Panania, or Illawong instead of Padstow. So we figured it was time to lay it all out properly — which suburb feeds which school, and why it actually moves the number on your contract.

Who's Zoned for What

At primary level, it's mostly one school per suburb:

  • Menai Public School — Menai
  • Illawong Public School — Illawong
  • Bangor Public School — Bangor
  • Alfords Point Public School — Alfords Point
  • Lucas Heights Community School — Barden Ridge (this one runs K to 12, so it covers primary and high school under the one roof)

For high school, Menai High School is the big one — it pulls from Menai, Alfords Point and Illawong. Barden Ridge families lean on Lucas Heights Community School, and some Alfords Point and Illawong streets sit close enough to other zones that it's worth double-checking street by street.

We're lucky here too — there's real choice outside the public system. Aquinas Catholic College, Inaburra, Shire Christian School, Holy Family and Tharawal Primary all draw families from across the five suburbs, not just their own street. So even if a home's out of the catchment you had your heart set on, that's not always the dealbreaker people assume it is.

Why This Actually Moves Your Price

Here's the bit most people don't realise. A strong catchment doesn't just help you sell faster — it changes who's competing for your home. We regularly see two nearly identical properties, same street type, same condition, sell weeks apart for genuinely different numbers, because one sits inside a sought-after zone and the other's a few hundred metres outside it.

It's not just us saying it either. Buyers with young families will often pay a premium to lock in a catchment before their kids start school, because moving again later is the thing they're trying to avoid. That urgency is real, and it shows up in what they're prepared to offer.

Check Your Own Catchment

If you're not sure which zone your street falls in, don't guess off a Facebook group. The NSW Department of Education has a School Finder tool that maps it street by street, and it's worth five minutes if you're weighing up a move. We use it constantly with buyers who are choosing between suburbs based on schools alone.
